Here are our inspection services. We provide complete home inspection services according to the Texas Real Estate Commission Home Inspection Standards of Practice and Code of Ethics. 
We now offer HUD Compliance Certifications for manufactured homes.

FULL HOME INSPECTION:

A home is probably the biggest purchase you’ll ever make, so it’s important to understand the condition of your investment. I’ll provide a non-invasive evaluation of the home’s accessible structure, systems and components. While a home inspection can’t reveal every concern that exists, it will significantly reduce your anxiety by arming you with the knowledge you need to make an informed home-buying decision.

PRE-LISTING INSPECTION

A pre-listing Inspection is a home inspection that the seller can have done before listing the house for sale. For the seller, getting this information about their home can be helpful as they begin the selling process, as it gives them more time and control over repairs and enables them to price their home more accurately before it's placed on the market.

When conducting the pre-listing inspection, the home inspector approaches it as if it were for a prospective homebuyer, assessing the home's overall condition. The pre-listing inspection will cover all the major systems and components: heating and cooling, electrical, plumbing, structure, roof, interior and exterior.  

PRE-PURCHASE INSPECTION

A pre-purchase home inspection is the most common inspection performed in Texas. The inspection gives you knowledge of the home, as well as peace of mind in knowing what you are buying.  The pre-purchase inspection will cover all the major systems and components: heating and cooling, electrical, plumbing, structure, roof, interior and exterior.  

1 YEAR WARRANTY INSPECTION

With new construction, most builders will provide you with a one-year warranty after residing in your new home. 

It is crucial to have your home inspected by the 11th month of the warranty to provide you with time to address any issues with your home builder. Houses are pretty good at keeping secrets that may go undetected until something goes wrong or is revealed with a home inspection. A home warranty inspection will provide you with a comprehensive report so you can hand that over to the builder for repairs before your builder's warranty runs out.

RADON TESTING

Radon is an odorless, invisible, radioactive gas naturally released from rocks, soil, and water. Radon can get into homes and buildings through small cracks or holes and build up in the air. Over time, breathing in high levels of radon may cause lung cancer.

We use continuous radon monitors so there is no waiting for lab results. 

SEWER SCOPE

A sewer scope inspection uses a video camera attached to a snake-like cable to examine the home's sewer line. This privately-owned pipeline leads from the house to the publicly owned main sewer line or a septic tank. A sewer scope inspection can reveal damage to the pipes, blockages, and other problems. It can also spot potential problem areas before they develop into serious issues or hazards. This allows homeowners, home buyers, and home sellers to act before extensive damage, health issues, or expensive repairs.

HUD COMPLIANCE CERTIFICATIONS

Standard HUD Foundation Certification includes inspection of the Permanent Foundation, Tiedown System, and  Grading System.

Additions Certifications include Decks, Stairs, Porches, Garages, etc. Any structure built next to or connected to the manufactured home must be self supporting and not rely on the manufactured home to support the weight of the addition at all.

First Permanent Location Certification states that the manufactured home has not been set up in a previous permanent location. This does not include dealers lots.
